Design Programming
Project design criteria are organized and developed. Criteria include site data, codes and ordinances, project scope, priorities, objectives such as sustainable green design, and goals.
Schematic Design
Alternative design concepts are explored. Conceptual designs are drawn defining the project size, scope, and spatial relationships. The design program is clarified, and a preliminary budget is prepared.
Design Development
The design is further developed with client input. All important aspects, components, and systems are defined.
Construction Documentation
- Legal and contractual information setting forth bidding requirements, contract forms and contract conditions.
- Procedural and administrative information which describe the requirements for submittals, approval for payments, and substantial completion.
- Construction drawings including floor plans, elevations, sections, details, and schedules showing the work to be done.
- Specifications or written requirements and quality standards for materials, components, systems, and workmanship.
Bidding or Negotiation
GVB Architects helps our clients select their building contractor through a bidding process between multiple contractors, or through negotiating a price with a single contractor.
Construction Contract Administration
These services help construction proceed smoothly:
- Participate with builder in pre-construction conference and project meetings.
- Site visits to maintain a general familiarity of completed work, and inform owner of progress and quality.
- Review of supplier-provided shop drawings and engineering reports.
- Review of pay applications, prepare change orders, and review punch lists.
- Preparation of certificate of substantial completion, and document final closeout and completion.
